Pampanga, Bulacan, Bataan and Tarlac provinces, plus Olongapo City.
From a single site assessment to a full design-and-permit job.
A bungalow, a subdivision plan and a two-storey expansion.
The practice’s own published figure, carried from the previous site.
Nothing is priced before someone has seen the lot and the brief.
What an architect settles first
Most of what makes a house comfortable in this climate is decided before anyone chooses a tile or a paint colour. These four are the ones that cost nothing to get right on paper and a great deal to fix once the walls are up.
What we do
Ten services, though most families need three of them: a design, the drawings that get it approved, and someone to keep the builder honest.
- Custom house design A house designed around how your family actually lives, not a plan bought off a shelf.
- Renovation and expansion planning Adding rooms, adding a floor, or reworking what is already there without starting again.
- Permit and documentation assistance The drawings, forms and signatures a building permit needs, prepared and filed.
- 3D rendering and virtual walkthroughs Walk through the house before anyone pours concrete, while changes are still free.
- Interior space planning How the rooms work: circulation, storage, light and where the furniture actually goes.
- As-built plans and site assessments Measured drawings of what is already standing, and an honest read of what a site can take.
- Project coordination and contractor liaison Someone who speaks both languages standing between your drawings and your builder.
- Sustainable design options Orientation, cross-ventilation and shade, so the house is cooler before anything is switched on.
- Subdivision and housing development planning Unit layouts, road access and the documentation a housing board expects to see.
- Consultation for future home buyers A second opinion before you commit to a lot, a plan or a contractor.
How a project runs
Four stages. You approve the design before anything is filed or built.
- 01
Consultation
Free. You describe the lot and the brief; we tell you what is realistic on it.
- 02
Design
Concept, then the plan you approve while changing it still costs nothing.
- 03
Drawings and permits
The signed and sealed set, filed, with the review comments answered.
- 04
Build support
Coordination with your contractor so the drawings survive contact with the site.
Work we have published
Three projects, described by what they had to solve and what happened. No photographs appear beside them, because the practice has not published photographs of these houses.

Before you commit to anything
The questions families ask before they hire anyone, answered without a rate card attached.
- Why a 3D walkthrough is worth doingWhat a virtual walkthrough shows that a floor plan cannot, and why changing a wall in a model costs nothing while changing it on site costs a great deal.
- How architect fees work in the PhilippinesThe four ways architects in the Philippines charge, what each one suits, what actually moves the number, and which costs are the architect's fee rather than the build.
- Building permit requirements in the PhilippinesThe documents a building permit needs, who signs each one, the order the offices want them in, and the five reasons applications usually bounce back.
- How to choose the right lot for your homeOrientation, drainage, setbacks, access and soil: what to check on a lot in the Philippines before you pay for it, and which problems a design can solve later.
Where we work
Four provinces and one city in Central Luzon. Travel beyond them is possible; ask.
- PampangaThe home province, and where most of the practice’s work sits. Angeles, San Fernando, Mabalacat and the towns around them.
- BulacanClose enough to Metro Manila that lot sizes are tight and setbacks decide the design. Planning matters more here than anywhere.
- BataanCoastal and inland sites with very different exposure. Two of the practice’s three published case studies are in Balanga.
- TarlacWider lots and more subdivision work. The published subdivision case study is a 15-unit plan in Tarlac City.
- OlongapoOlongapo and the Subic side, where slope and drainage shape what a lot can carry.
